Cirencester punches well above its weight. A thriving centre of trade 2,000 years ago as Roman Corinium, and still going strong today: St. James's Place, Corin and the Royal Agricultural University all call the town home, and for more than 40 years it was the UK base of Mitsubishi Motors, right here on this site. A vital town, and a brilliant place to do business.
A bit of history
Built for Mitsubishi in 1983
Watermoor Point was built in 1983 as the UK headquarters of The Colt Car Company, the importer of Mitsubishi Motors, and it remained the home of Mitsubishi Motors UK for more than three decades. As an owner-occupier, Mitsubishi invested in the kind of infrastructure a global carmaker depends on: resilient power, serious connectivity and top-class facilities.
A major refurbishment in 2019 brought the site up to date, and that enterprise-grade foundation is what Cirencester's small and medium businesses run on today, on flexible terms.

Watermoor Point was the headquarters of The Colt Car Company and Mitsubishi Motors UK — the offices are even shaped as an M to nod to that. Mitsubishi invested heavily in resilient utilities and top-class facilities, which we now offer to local businesses on flexible terms.
Where is it, and how easy is it to reach?
Watermoor Point, Watermoor Road, Cirencester, GL7 1LF. Ten-minute walk to the historic town centre, twelve-minute drive to Kemble station (London Paddington in around 1h 9m), and around 30 minutes to Cheltenham, Gloucester, Stroud and Marlborough.
Who is it for?
Businesses of every shape — from one-person start-ups to teams of 50+ — across a huge range of industries. Tech, professional services, fitness, fulfilment, beauty, building services, you name it.
What do you do for sustainability?
A 50 kW solar array generates renewable power on site (with planning permission for further expansion), we run a zero-to-landfill waste service, and the building is on PIR lighting to minimise unnecessary energy use.
Is the site secure?
Yes. The estate is ANPR-monitored on entry and exit, every door uses Paxton smart-lock access, external gates auto-close at 18:00, and we have 24/7 CCTV across the site.
Are dogs welcome?
Yes — well-behaved dogs are very welcome in the offices, communal areas and grounds. We just ask that they are on a lead in communal spaces, and that owners pick up after them.
