How big are the offices, and can they grow with my team?
We have around 50 suites for teams of 2 to 50+. Several suites can be combined if you need more room, and you can move between sizes as you grow without renegotiating a long lease.
What is included in the licence fee?
Every office includes all utilities, secure private WiFi on its own VLAN, smart Paxton access, a private post box, use of the business lounge, kitchenettes, parking and one acre of riverside gardens. Furnished or unfurnished, your choice.
How quickly can I move in?
Most office suites are available on rolling licences with no long-term commitment, so move-in can usually be arranged within days of agreeing terms.
Can I register my business at Watermoor Point?
Yes. Your licence allows one registered business at the Watermoor Point address (Watermoor Point, Watermoor Road, Cirencester, GL7 1LF) without prior approval.
How reliable is the WiFi and internet?
The site is fed by a 1GB dedicated leased line and distributed over OM4 fibre, with 30Mb default speeds and higher available on request. A backup diesel generator keeps services running through power cuts.
Where exactly is Watermoor Point?
Watermoor Point sits on Watermoor Road in Cirencester, Gloucestershire — a ten-minute walk to the historic town centre, twelve minutes by car to Kemble station (London Paddington in around 1 hour 9 minutes), and an easy reach for Cheltenham, Gloucester, Stroud, Swindon and Marlborough.
Is there parking and EV charging?
Yes — 210 free spaces on a first-come-first-served basis, ANPR-monitored, with paid EV chargers and covered secure bike parking on site.
Are dogs welcome?
Yes, well-behaved dogs are welcome in the offices and grounds. We just ask that they are on a lead in communal areas.
